We are incredibly lucky to live in Aguas Verdes, surrounded by stunning views and a great community. Our 66 m² swimming pool is one of our finest assets, yet for a large part of the year, it sits unused because the water is simply too cold. Due to Fuerteventura’s microclimatic winds, heating the pool is not as simple as buying a standard system off the shelf. This handout breaks down the "Why", the options available to us, the realistic costs, and our final community recommendation.
Reclaim an Underutilized Asset: We already pay for the upkeep, water, and filtration of the pool. Consistently warm water (26°C - 28°C) means we actually get to use what we pay for from April to November (or even year-round).
Increase Property Values: Homes in communities with functional, year-round heated pools are significantly more attractive to long-term renters, buyers, and holiday-makers.
Healthy Lifestyle: A warmer pool encourages daily exercise, community interaction, and provides a much better experience for kids and grandchildren visiting the island.
Fuerteventura has a unique climate that standard pool-heating systems cannot handle. Any successful installation here must account for two key factors:
The Wind (Evaporative Heat Loss): 70% of pool heat is lost through evaporation. Because of our constant island breeze, open-air systems will lose heat as fast as they generate it. We must have insulated heating technology and a physical pool cover.
Salt & Sand Corrosion: All hardware must be marine-grade (AISI 316 Stainless Steel or Anodized Aluminum) to survive the salty coastal air without rusting away in 2-3 years.
Our pool holds roughly 95,000 Liters of water. To heat a pool of this scale, we have evaluated three main technological paths:
My Fuerta Ltd recommends Option 2 (Glazed Thermal Collectors) as the most practical, robust, and logical choice for our community pool. While Option 3 (PV + Heat Pump) is a modern alternative that could help offset our broader community electricity grid issues, we strongly advocate for Option 2 due to its structural simplicity and long-term viability:
The Ultimate "Fit & Forget" System: Community projects succeed when they are simple to manage. Glazed collectors have zero moving parts, zero complex electronic inverters, and zero compressors. Water is safely driven through the panels using our existing pool pump circuit, heated directly by the sun, and sent back. There is virtually nothing mechanical to break down.
Built-In Wind Shielding: These commercial glass-covered boxes isolate the heating grid entirely from Fuerteventura’s harsh wind chill, ensuring direct and highly efficient heat transfer to the water even on the breeziest days.
No Technical Overhead: It avoids complex failure points (refrigerant loops, digital controllers) that a community pool environment simply does not need. Option 2 does exactly one job, brilliantly and silently, using pure thermal physics.
An excellent structural opportunity exists directly within our pool area. The two existing poolside shade canopies/pergolas can be structurally rebuilt or reinforced to serve as the mounting framework for the solar panel array. This offers a highly elegant, dual-purpose solution:
Dual Functionality: The glazed solar panels form the solid roof structure, providing highly desired shade for sun loungers and swimmers underneath while simultaneously generating hot water on top.
Proximity to Pump Room: Utilizing the poolside structures significantly minimizes the length of the pipe run back to the filtration room, maximizing thermal efficiency and reducing installation costs.
Structural & Cost Breakdown: Rebuilding these two canopies to safely hold a 600+ kg array under high wind loads requires custom structural engineering. **Incorporating island-specific overheads and risk contingencies, this structural cost component is budgeted at a safe, realistic €4,000 to €7,000 total for both structures.** This includes:
Reinforcing or replacing vertical pillars with heavy-gauge, marine-grade AISI 316 Stainless Steel or anti-corrosive structural framing.
Reinforced concrete base anchoring to ensure stability against severe localized wind load and uplift forces.
Custom high-tensile specialized brackets and cross-beams rated for maritime wind environments.
Regardless of which heating system we buy, we must cover the pool at night. Without a cover, we will lose 5°C to 6°C of heat every night due to evaporation, essentially wasting all the energy we collected during the day. We have two options:
Option A: Geo-Bubble Solar Blanket & Heavy Roller (Est. Cost: €2,000 - €3,500). It floats directly on the water. It is very effective at heat retention, but must be rolled out and rolled up manually every day by community volunteers or maintenance staff.
Option B: Automatic Rigid Slat Cover (Est. Cost: €10,000 - €18,000+). Hard PVC floating slats that open and close at the turn of a key. Extremely durable, highly wind-resistant, completely automated, and acts as a safety barrier for children and pets.
To ensure the community is not caught off guard by project cost creep, **all estimates below have been thoroughly adjusted to reflect real-world Canary Island conditions (including maritime transport, DUA customs clearance, localized labor adjustments, and a safety margin for unexpected project inflation).**
Calculated across exactly 66 registered owners in Aguas Verdes:
Real-World Budget Total-Package Setup (Option 2 Glazed Collectors + Canopy Structural Rebuild + Manual Geo-Bubble Cover): Estimated realistic total of €14,500 to €25,000. This equates to an estimated €220 to €380 per property as a one-time contribution.
Real-World Premium Total-Package Setup (Option 2 Glazed Collectors + Canopy Structural Rebuild + Automatic Slat Cover): Estimated realistic total of €22,500 to €39,500. This equates to an estimated €340 to €600 per property.
*Note on Legal Framework: Under the Spanish Horizontal Property Law (Ley de Propiedad Horizontal - LPH), certain collective improvement installations may permit specific out-voted owners to legally opt-out of funding non-mandatory upgrades. Final division of costs will adjust precisely based on the final headcount of participating owners and official community participation coefficients (cuotas).
To ensure proper project governance and establish clear legal mandates under Spanish Horizontal Property Law, we propose the community votes on the following binding resolutions today:
Form a Pool Heating Sub-Committee: Establish a dedicated group of 3-4 owners to oversee project management, interface directly with the new Administrator and the President, and manage communications.
Authorize Execution, Procurement Mandate, and Timeline: Formally grant the Administration and the President the explicit legal authority to execute the pool heating upgrade project. This includes commissioning necessary architectural/structural surveys for the poolside canopies and entering into a binding contract with a qualified installer once matching bids are finalized. Crucially, it is resolved that physical execution and on-site structural works must commence within a maximum of three (3) calendar months from today's voting date.
Establish Deliberation Outcomes as Indicative Directions: Resolve that the outcome of today's community floor deliberation regarding the engineering options (Option 2 vs. Option 3) and cover types (Manual vs. Automatic) shall serve as a binding, indicative direction for the Administration. The project must be executed following these community directives, prioritizing Option 2 (Glazed Solar Thermal Collectors) due to its minimal maintenance profile, unless technical or architectural showstoppers are formally identified during the engineering survey.
